Slopes, rock and access
In areas such as Cap Martí, Tosalet, Balcón al Mar and the lower flanks of Montgó, plots are rarely flat. A new pool often means cutting into the hillside on one side and building up on the other, with a retaining wall that becomes part of the design rather than something to hide.
Rock is common. Depending on the plot, excavation may need a hydraulic breaker rather than a standard digger, which affects time and budget. Access is the other practical question: steep, winding lanes and tight gates can limit the size of machinery and the way concrete is delivered, sometimes by pump from the street.

A simpler skimmer pool, set slightly back with a stone coping, can be just as calm and easier to maintain.
Orientation matters as much as the view. Many slopes face south or east and take strong afternoon sun; a covered terrace or pergola beside the pool often gets more use than the water itself in August. Near Cap de Sant Antoni and Granadella, wind and salt air call for robust materials, sealed stone and stainless fittings of a suitable grade.

Renovating an established villa pool
Many Jávea villas were built in the 1970s, 80s and 90s, and their pools show it: kidney or rectangular shapes, blue gresite with loose tiles, old sand filters, steps that take up too much space and no heating. Renovation here is often more interesting than starting again.
