The southern Costa Blanca, from Guardamar and Torrevieja to Orihuela Costa and Pilar de la Horadada, is a landscape of flat coastal plain, salt lagoons, dunes and golf courses. Most homes are in urbanisations built from the 1980s onwards: detached villas, semi-detached houses, townhouses and apartments, many sharing a community pool.

A large share of those pools were built in the 1990s and 2000s and are now due for renovation. Others are private pools in villa gardens that owners want to modernise, heat or replace. Renovating 1990s and 2000s pools

In Cabo Roig, Campoamor, La Zenia, Villamartín, Punta Prima and many parts of Torrevieja, pools were built quickly during the growth of the urbanisations. Twenty or thirty years on, the same issues appear: blue gresite losing tiles, cracked coping, rough steps, water loss through old pipework, and single-speed pumps that run for hours.

Community pools in urbanisations

Shared pools are central to life in the southern urbanisations. A community in Playa Flamenca or Lomas de Cabo Roig may have one large pool serving dozens of homes, used heavily in summer and often by visitors and renters as well as owners.

Refurbishing a community pool involves more than technique. Decisions go through the general meeting and the administrator, budgets must be approved, and works are best scheduled outside peak months. Safety, accessibility and durability carry more weight than in a private garden: non-slip surfaces, handrails, clear depth markings and robust equipment. Some communities also want to reduce energy and water use as part of the work.

Private villas, flat plots and new pools

Unlike the hillsides of the northern Costa Blanca, most plots here are flat or only gently sloping, and access for machinery is usually straightforward. That makes a new pool in a villa garden, in areas such as Campoamor, Las Colinas or Mil Palmeras in Pilar de la Horadada, technically simpler, though excavation can still meet hard ground or a high water table close to the coast.

The main design question is often space. Villa gardens in older urbanisations can be compact, with boundaries close by and limited room for terraces. A rectangular pool with a built-in bench, a shaded seating area and planting suited to dry conditions often works better than a larger basin.

In newer areas such as Las Colinas, with larger plots and contemporary architecture, owners tend to look for cleaner lines, pale finishes and integrated lighting, closer to the villa projects further north.

Winter use, dry climate and licences

Many owners in Orihuela Costa and Torrevieja spend the winter here rather than the summer. For them, heating changes how much the pool is used. An inverter heat pump with a well-fitted cover is the most common way to swim comfortably from autumn to spring; our guide to pool heating explains the options. The climate is among the driest in Spain, and the area depends heavily on transferred and desalinated water. Some municipalities may apply water-saving measures in dry periods, so a cover, leak repair and efficient filtration are worth considering.

Orihuela Costa belongs to the municipality of Orihuela, while Torrevieja, Guardamar del Segura and Pilar de la Horadada each have their own town hall. Each ayuntamiento sets the licence requirements for new pools and structural works; we confirm them for your property and coordinate the application with the architect or technical professional required.
